This 65,000m² development is part of the landmark new urban campus Spencer Place, overlooking the River Liffey on Dublin’s North Wall Quay. As part of the project, PJ Hegarty restored and integrated the historic British & Irish Rail Building within the new Salesforce EMEA HQ, comprising over 39,000m² of LEED Platinum-certified office with three unique interconnecting nine-storey buildings above a triple basement. Ireland’s largest hotel group Dalata operates the new four-star, 204-bed Samuel Hotel on the campus. The project was carried out in a busy city centre environment requiring detailed coordination and liaison with neighbouring stakeholders, Dublin City Council and Transdev.

The development includes a significant reinforced concrete structure with a combination of in-situ reinforced concrete, post tensioned slabs, slip form cores and structural steel framing to the upper floors. Natural stone cladding is combined with high-spec unitised glazing and a veil shroud suspended from upper floors.

The luxury building boasts high-spec internal finishes to commercial landlord areas, while PJ Hegarty also oversaw a modern turnkey fit-out to the Samuel Hotel.

The development involved using innovative sustainable technologies that will reduce carbon emissions and running costs, delivering an NZEB (near zero energy building) campus.
