85 South Mall is a replacement office building, and the project involved demolishing existing properties at 85-86 South Mall, as well as adjacent bank vault structures on Smith Street. The block features four floors over ground floor with an additional roof level set back and a single storey basement with 22 car spaces, with direct lift access to the upper floors.
The building also features south-facing terraces on the third and fourth floor, overlooking the South Mall, while the terraces also offer a vantage point of the River Lee and City Hall to the east. The external building has been finished in natural stone, curtain wall glazing and decorative metal fins and panelling. The new office block meets Gold LEED standards.
